New Swimming Pool, Spa, Steam Room and Gym Facility

Requirements Summary: A new 32m² gym and 77m² indoor swimming pool had been constructed on site, and the Builder’s Clean requirement was to get it ready for handover to the client on the Monday.
Overview
In May, Malvern Cleaners were appointed by Turvey Construction Ltd to complete the final Builder's Clean and Sparkle Clean of a newly constructed leisure complex at Malvern View Holiday Park.
The project included a modern leisure facility comprising:
77m² indoor swimming pool
Spa pool
Steam room
32m² gym
Unisex changing rooms with private cubicles
Accessible WC
Gym WC
Reception and entrance areas
With practical completion approaching, the site required not only a thorough builders clean but also the attention to detail necessary for a successful client handover.
The Challenge
Unlike many builders cleans, this remained a live construction site for most of the programme.
Throughout the first three days electricians, plumbers, decorators and finishing trades continued working throughout the building while landscaping contractors outside worked on heavy clay ground.
Despite everyone's best efforts, operatives repeatedly entered the building with clay-covered boots, continually recontaminating areas that had already been cleaned.
To add further complexity, the gym equipment arrived ahead of schedule, requiring the team to work carefully around newly installed machines rather than in an empty room.
The swimming pool hall itself regularly approached 40°C, creating difficult working conditions whilst carrying out detailed cleaning around tiled finishes, glazing and fixtures.
Scope of Works
Reception & Entrance
The entrance required detailed removal of builders' residue, including hardened plaster and clay that had accumulated beneath the aluminium door threshold and surrounding entrance frame.
All glazing, frames and entrance finishes were cleaned and polished ready for opening.

Gym
The gym required a complete builders clean including:
Internal and external glazing
Full-height mirrors
Newly installed gym equipment
Floors
Joinery
Fixtures and fittings
Gym WC
Cleaning was carefully coordinated around equipment installers so that work could continue without delaying the programme.
Pool Hall
The pool hall represented the largest element of the project.
Works included:
Cleaning tiled walls
Doors and frames
Switches
Fixtures
Glass
Pool surrounds
Floors
Final vacuuming and mopping
Removal of builders' dust throughout
Working in temperatures approaching 40°C, the team carried out a meticulous sparkle clean to prepare the leisure facility for handover.
Changing Facilities
The unisex changing area featured private cubicles together with accessible facilities and extensive tiled flooring.
Works included:
Cleaning all cubicles
Cleaning walls and partitions
Cleaning lockers (24 in total)
Cleaning accessible WC
Cleaning gym WC
Cleaning drainage channels
Removing plaster debris from drainage systems
One of the most labour-intensive tasks was removing extensive grout haze from the floor tiles.
Each affected area required careful spot treatment using specialist non-scratch abrasive pads and fine wire wool to restore the finished appearance without damaging the tiles.
Working Alongside Other Trades
One of the defining aspects of this project was our ability to work alongside multiple contractors while construction was still underway.
Rather than waiting until the building was empty, our team adapted continuously around:

Decorators
Landscaping contractors
Gym installers
Signage contractors
When the signage contractor unexpectedly required external glazing cleaned before installation, we arranged a professional window cleaner at short notice, ensuring the overall programme remained on schedule.
More Than Just Cleaning
The final stages of any construction project are about far more than appearance.
As part of our builders cleaning service we continually inspect every area while cleaning.
This detailed inspection identified several minor snagging items before handover, including:
Loose toilet seat fixings
Loose pipework
Minor plumbing leak
Protruding screw fixings
Small finishing defects
These issues were immediately reported to the site manager, giving the construction team time to rectify them before the client inspection.
This is one of the greatest values of an experienced Builder's Clean. Cleaners are often the final trade to inspect every room in detail before completion, making them ideally placed to identify issues that might otherwise delay handover.
The Result
Following four days of work and approximately 65 labour hours, the facility was successfully prepared for client handover.
Despite ongoing construction activity, clay contamination from landscaping works and continual movement of contractors, the building was delivered to an exceptionally high presentation standard.
The contractor was extremely pleased with the outcome and the quality of the final finish received excellent feedback during handover.
