Preparing a 60-Bedroom Care Home for CQC Registration

Client: Rotherwood Group

Location: Colwall, Herefordshire (near Malvern)

Service: Builder's Clean & Sparkle Clean

Date: September 2025

Duration: Approximately 150 labour hours

Overview

Malvern Cleaners was appointed by the Rotherwood Group to complete the final Builder's Clean and Sparkle Clean of its new luxury 60-bedroom care home in Colwall, Herefordshire. The objective was to prepare the entire building for Care Quality Commission (CQC) registration, ensuring every room met the exceptionally high standards expected before residents moved into the home.

The project involved mobilising a team of between five and eight professional cleaners over approximately 150 labour hours, working to a detailed floor plan with every room inspected and signed off before progressing.

The Challenge

Cleaning a luxury care home differs significantly from a standard builders clean. Every bedroom, en suite and communal area would soon become part of a regulated healthcare environment, meaning presentation, hygiene and consistency were paramount.

The building was still unoccupied, allowing our team to work systematically through the property. However, because the home was preparing for CQC registration, it was essential that standards were maintained throughout the project while avoiding unnecessary re-cleans that could delay completion.

To achieve this, every room was cleaned, inspected and approved before being signed off as complete.

Planning the Project

Before work began, Malvern Cleaners produced a detailed cleaning programme based on the architectural floor plans supplied by the client.

Every bedroom, communal space and specialist room was individually assessed and allocated a cleaning time, allowing resources to be planned efficiently across the two-week programme.

The project was delivered using approved housekeeping equipment and cleaning chemicals specified for the development, ensuring consistency with the operational standards that would later be used by the care home itself.

Scope of Works

The project covered the entire care home, including:

Accommodation

  • 60 luxury bedrooms

  • 60 en suite bathrooms

  • Internal glazing

  • Wardrobes and cupboards

  • Drawers and shelving

  • Fixtures and fittings

  • Switches and sockets

  • Door frames

  • Floors

  • Bathroom porcelain and taps

Communal Areas

Our team also completed sparkle cleaning throughout:

  • Main reception

  • Restaurant

  • Dining room

  • Café

  • Library and family room

  • Cinema

  • Hair salon

  • Craft room

  • Medical treatment rooms

  • Nurse stations

  • Drug stations

  • Staff offices

  • Staff changing facilities

  • Staff meeting rooms

  • Kitchenette

  • Commercial kitchen

  • Laundry

  • Linen room

  • Corridors

  • Four stairwells

  • Two lifts

  • Specialist sluice rooms

  • Accessible toilets

Every area received the same detailed finish expected throughout the remainder of the building.

A Room-by-Room Quality Control Process

One of the key reasons the project ran so successfully was the structured sign-off procedure adopted throughout the clean.

Rather than completing the entire building before inspection, each room was individually checked and approved against the agreed standard before being marked complete on the working floor plan.

This process delivered several important benefits:

  • Immediate identification of any minor issues

  • Virtually eliminated repeat cleaning

  • Allowed construction management to monitor progress in real time

  • Ensured consistently high standards across all 60 bedrooms and communal areas

  • Helped maintain programme deadlines ahead of CQC registration

For large commercial developments such as care homes, this approach significantly reduces delays during the final stages of construction.

Preparing for CQC Standards

Although no residents had yet moved into the building, every room had to be presented to a standard suitable for inspection as part of the home's preparation for Care Quality Commission registration.

Attention to detail was critical throughout the project, with particular care given to:

  • High-touch surfaces

  • Bathroom fixtures

  • Internal storage

  • Door frames

  • Switches

  • Kitchen areas

  • Clinical support rooms

  • Staff welfare facilities

The completed building presented a clean, consistent and professional finish ready for the next stage of commissioning.

The Result

Over approximately 150 labour hours, Malvern Cleaners transformed the newly completed care home into a handover-ready healthcare environment.

Thanks to careful planning, structured quality control and room-by-room sign-off, the project progressed efficiently with minimal re-cleans and was completed successfully within the planned programme.

The systematic approach provided reassurance to both the contractor and client that every area had been inspected before completion, helping prepare the building for successful CQC registration.
